Welcome to Villa Vinea
Resembling a white ship sailing toward Šćedro, this award-winning luxury villa rises from the dramatic landscape of pine forests, red cliffs, and the deep blue Adriatic in Sveta Nedjelja, Hvar. Completed in 2025, it is a striking blend of contemporary architecture and the raw beauty of Dalmatia.
Set on a 2.627m2 private estate, the villa offers 356m2 of living space across three levels, designed to maximise comfort, privacy, and uninterrupted sea views.
The basement houses a private garage, technical rooms and an elegant wine tasting room, celebrating the steep vineyards and world-class wines of southern Hvar. Guests in the first en-suite bedroom, located in the basement area, can relish complete seclusion, with sweeping vistas of the island of Vis—and a playful bonus: the wine cellar is right there to admire, or imagine sampling!
The ground floor opens into a bright, fluid living area with a modern kitchen, refined dining space, and a stylish lounge. Floor-to-ceiling glass doors blur the boundary between indoors and outdoors, filling the home with Mediterranean light and sea breeze. Upstairs, three spacious en-suite bedrooms each feature private balconies with panoramic views of the Adriatic and surrounding islands, while the master suite includes a freestanding bathtub and a slender cantilevered terrace, reminiscent of a ship’s bow gliding toward Šćedro.
Designed by Studio 25.4mm and winner of the BIG SEE Award 2025, the villa harmonises beautifully with its surroundings. Its white trapezoidal form contrasts with the turquoise pool, while traditional dry-stone walls anchor it in Dalmatian heritage. The exterior spans approximately 300m², including a sun deck, lounge, barbecue, and a herb garden, offering both privacy and open-air luxury.
The interior was designed by the architectural studio Nikàrt, which received the German Design Award for Excellent Product 2026 for the products featured throughout the house. Inside, earthy tones, warm textures, and brass accents create a serene and inviting atmosphere. Carefully selected furnishings, from a solid oak dining table and linen sofas to sculptural Bang & Olufsen speakers, contribute to the elegant, understated luxury of the home.
During the summer season, a small supermarket operates in the center of Sveta Nedjelja village. Although modest in size, it offers all essential daily necessities and is open from June 1st to September 30th. Just 200 metres from the beach and steps from a restaurant serving fresh Adriatic fish, the villa offers easy access to Hvar town, combining vibrant local culture with the tranquil privacy of its hillside setting. It is the perfect retreat for families or couples seeking a Mediterranean escape where tradition meets contemporary design, delivering an unforgettable holiday experience on one of Croatia’s most desirable islands.
A Personal Note from the Owners
We first came to Hvar in 2017 as guests of Villas Hvar. When we emerged from the narrow tunnel from Pitve onto the southern side of the island, I turned to my wife and said, "There should be a sign here that says: Welcome to Paradise." Before us were the deep blue sea, dramatic red cliffs covered with vineyards, sailboats on the horizon, and seagulls soaring above. Leonard Cohen's Dance Me to the End of Love was playing, and we fell in love with Hvar in that very moment. Today, we are proud and grateful owners of Villa Vinea, overlooking the very vineyards and coastline that captured our hearts back then.
What makes Villa Vinea truly special is its private vineyard beside the house. Every guest becomes part of our story. For three years after your stay, we will send you our "I Miss You" gift package with our own wine, honey, and lavender. You are also welcome to join us for the annual grape harvest and enjoy seasonal organic produce from our garden during your stay. Vinea is a place of complete privacy, surrounded by nature.
