The estate spreads over 480m2. The house itself covers 196m2 – the ground floor with the terraces covers 146m2, with the first-floor interiors comprising 44m2 + two terraces with a total of 40m2.
But how do you reach villa Coeus and what does it look like?
At the very entrance to the town of Hvar, to the left of the main road you’ll see a small chapel. If you’re religious, you can say a prayer, and if you’re not, just continue along the gravel road about 70 meters and you’ll reach villa Coeus. The path you’ll take is truly Balkans-worthy, that is, not fancy at all – simply because many of the locals have yet to appreciate the importance of aesthetics in decorating their exteriors. However, villa Coeus is fancy enough to alleviate all your pains.
In front of the villa, there is a private parking lot for two cars.
The entrance to the villa is right next to it. After you open the door, you’ll find yourself in a hallway: to the left, there is a small toilet; further straight, you’ll see the stairs leading to the first floor and the door of a storage room; and to the right, you’ll find the door of the spacious living room with a kitchen and a dining room.
The open plan living room / kitchen / dining room covers 38m2 and has three glass doors that lead to the terrace with a pool; the space is well-lit and airy, almost ethereal.
From the living room, you go left to the master bedroom with a matrimonial bed and an en-suite bathroom (with a shower tray). This bedroom also has a large glass door that leads to the main terrace with the pool.
The terraces next to the living room and the eco friendly chlorine-free pool cover a total of 52m2, with the pool itself covering 22m2. The terrace next to the pool has a dining table with chairs and deckchairs to kill time.
If we go back to the hallway where it all began and reach the first floor after about 20 steps – from the hallway we can enter a room with a matrimonial bed and an en-suite bathroom (with a shower tray) to the right or a room with a matrimonial bed and an en-suite bathroom (with a shower tray) to the left. The right room has an exit to the upper south terrace of the villa (16m2) with a view of the sea and the islands of Pakleni, while the left one has an exit to the back north terrace of the villa (24m2) with a side view of Korčula and the hills of Hvar. Note that Coeus has one additional fold-out bed in case of need.
The owner’s aim was to gain maximum quality of the space, which is seen in the materials used and the structure of the building, latest house equipment and appliances, and the elegant interior design. High-class tiles and stoneware (gres) floor on the terraces harmonically complement each other, emphasizing the minimalistic-modern design of the villa.
In mid-summer, a multi-component air-conditioning system ensures that all premises are well cooled. In the spring or fall, the built-in electric floor heating system regulates the room temperature. The thermal insulation is supported by state-of-the art, weatherproof windows, made of aluminum-synthetic composite materials.
Essentially, you’ll want for nothing in villa Coeus. You might only want a few extra vacation days.
